The trade Baldwin Park buyers are making is against 32789 Winter Park at roughly 70 to 80 cents on the dollar for a comparable interior single-family footprint, with the school zone preserved. The premium over College Park is mostly explained by that same adjacency.
Strip out the marketing and the Baldwin Park premium is paying for four things a Winter Park 32789 address delivers at a higher price and a Winter Park 32792 address does not deliver at all.
None of that shows up in price per square foot. All of it shows up in resale, which is why the neighborhood has appreciated at roughly 11.8% year over year into early 2026 while several Winter Park submarkets have moved sideways or down.
